HOA two-stories west. Historic laterals downtown. Same clay, two centuries.
This note is about Foundation Root Barrier on McKinney lots — not a copied service page. Historic Downtown and Stonebridge Ranch in zip 75069 are the streets we have in mind. McKinney is two centuries on one clay. Downtown pecans sit on original laterals. Stonebridge Ranch and Craig Ranch are the Collin County parkway story. Trinity Falls is still in the cheap window — isolate now, before the first ACC letter.
US-75 and 380 split the town. Historic lots need 811 and a camera conversation. HOA lots need sod match. Landmarks crews actually use: McKinney Square, Stonebridge Ranch, Craig Ranch, US-75, Heard Wildlife Sanctuary.
Craig Ranch vs McKinney Square: do not copy the spec
HOA two-stories west. Historic laterals downtown. Same clay, two centuries. That is the McKinney version of Foundation: Doors sticking on the oak side.
Dallas slabs sit on Blackland clay that already moves. A live oak at 8 to 12 feet adds a second motion: roots at the beam, moisture stolen from one corner, irrigation piled on the other. A foundation barrier is a vertical cut between the tree and the beam — not a promise that clay will stop moving.
Plasticity on Blackland Prairie clay means we do not pretend a 24-inch parkway panel is a foundation detail. Foundation work is deeper, and we stay off the beam.
Soil, trees, and housing stock in McKinney
Soil. Blackland Prairie clay; historic square lots differ from the new west-side HOA belts A panel hanging in a shrink-swell void is not a barrier — we backfill in lifts so Blackland clay does not open a highway behind the face.
Trees. pecan and cedar elm downtown, live oak and red oak in Stonebridge and Craig Ranch A Highland Park live oak is not a Mesquite hackberry, and a McKinney parkway is not a Southlake estate plate. We spec depth to what we uncover.
Housing. 1890s–1920s square cottages plus 2000s Stonebridge and Craig Ranch two-stories downtown pecan laterals, Stonebridge parkway heave, Trinity Falls young oaks already in the walk
HOA two-stories west. Historic laterals downtown. Same clay, two centuries.
How we trench this pairing
- Read the house Crack map, tree distance, irrigation heads at the slab, gutter dump, any pier work already done.
- Find the lateral A camera or a cleanout shot so we do not cut the sewer while isolating the oak.
- Trench off the beam A working gap from the foundation. Panel goes in the soil, not against the concrete.
- Deep panel Deeper than a sidewalk job. Joints locked. Backfill without creating a moat that holds water on the beam.
McKinney dispatch pockets: Historic Downtown, Stonebridge Ranch, Craig Ranch, Trinity Falls, Adriatic, Hardin. Zips: 75069, 75070, 75071, 75072. County: Collin County.

Questions we get on this pairing
Can roots crack a Dallas slab by themselves?
They can lift edges and steal moisture from clay. Most North Texas slab stories are clay plus water plus a tree. We isolate the tree. A structural engineer still owns the slab conversation if the house is moving.
Do you work with foundation companies?
Yes. Isolation is a good detail after piers. We will not sell barrier as a substitute for underpinning.
How close is too close?
A specimen live oak inside about 10 feet of a slab is a design problem. Barrier still helps. Sometimes the honest answer includes pruning, irrigation changes, or — rarely — removal.

- Grapevine Lake cypress knees are not a sidewalk-panel job — Drain the tree side or you built a dam.
- Coppell DFW-edge lots take wind and irrigation — Airport-adjacent irrigation keeps roots shallow. Isolate the beam.
- Highland Park beds under a live oak are not edging jobs — Thin plastic edging is a mow line. A pecan or live oak needs a wall so the azaleas get a drink.
- Addison ADA walks out of tolerance are a liability clock — Apartment communities and office pads. Flatten and isolate. Grind-only is a year of photos for a lawyer.
- Euless apartment loops are a commercial ticket — ADA out of tolerance, night windows if the PM needs them. Ranch streets are a different scope.
