A Dallas install is a sequence, not a product name. The lot decides the depth. The tree decides the length. The HOA or the city decides how the parkway has to look when we leave.
- Site walk We mark the tree, the structure, irrigation heads, and the cleanout. If a plumber already camera’d the lateral, we watch the video. Written scope: depth, length, restoration, what we will not touch.
- Texas 811 Public locates. Private irrigation is on you to map if you have it. A marked line in the trench means we move the line of the wall — we do not “be careful.”
- Trench Vertical cut on the structure side. Blackland clay stands when it is not soup. After two inches of North Texas rain we wait or we shore. Rockwall chalk is a different method entirely. Cross Timber lots in Flower Mound and Keller may want a wider face.
- Panel Virgin HDPE seated to the floor. Joints lapped or locked. Bamboo gets a lip. Sidewalk jobs sit below mower height so the HOA does not fail the parkway.
- Backfill Clay in lifts. A void behind the face is a root highway next August. Dumping spoil in a heap is how cheap jobs fail on this prairie.
- Restore Sod match, city parkway rules, photos for the ACC or the property manager. Park Cities and many Collin HOAs inspect the strip.
How long it takes
A single parkway run is often a day. A foundation ring, a deep lateral, or a closed-loop bamboo perimeter is longer. Storm weeks and August clay soup change the window. We tell you that on the walk, not after the truck is already loaded wrong.
What you do before we arrive
Unlock the gate. Move cars off the apron. Tell us about dogs. If you have an HOA letter or a plumber camera, have it ready. Mark private irrigation if you know where the main sits — Plano and Frisco lots hide 2-inch lines in the same strip as the cedar elm.
What we will not do on the day
We will not trench through a marked gas line. We will not girdle a healthy oak to save one sidewalk panel. We will not call landscape edging a wall. If the honest job is a plumber or a foundation company first, we say so and we leave a written note.
