We do not publish a fake “starting at $X.” A 20-foot Plano parkway is not a Highland Park live oak next to a slab, and neither is a bamboo perimeter in 75093. The price follows the walk.
What the written scope lists
Panel depth and length. Joint method. Restoration — sod match, city parkway, or estate yard. Whether a walk panel should be replaced or can wait. A clear “not us” if the pipe is collapsed or the slab needs piers. 811 is in the day, not an extra you discover at noon.
What changes the number
Length of the run. Depth of the plate. Clay soup after a storm. Chalk on the Rockwall ridge. A marked line that forces a redesign. Night windows on a commercial pad. ACC photos. Shared bungalow laterals that need both addresses in the conversation.
The visit
